The price is very affordable considering that within the perimeter radius of nearby subdivision like St. Francis Hills the price is at minimum 7,500 per sqm. It’s only 3,900 pesos per sqm for the first 40% of the total saleable lot. That’s about 84 lots to be exact so that the price will increase to 4,200 pesos per sqm for the next 30% or about 63 subdivided lots. After which it will again increase to 4,500 pesos per sqm for the remaining 30% of the saleable lots.

Whether it’s corner lot or ordinary lot, the price is still the same meaning, there’s no added premium when you choose corner lot. (Many of us choose corner lot because the advantage is that you get to have two sides instead of one.

Yanessa Executive Monthly Example Computation
This is zero interest and there’s no need for PAG-IBIG financing. You can go straight to the developer to pay for your monthly payment.
For 50 square meter at 3,900 per square meter the computation are as follows:
50 sqm x 3,900 / sq m = 195,000 total lot price no interest, no equity
less reservation deposit = 10,000 pesos = 185,000 pesos balance payable in 5 years (60 months)
185,000 / 60 months = 3,083 per month.
So here’s the breakdown:
Day 1 = reservation date = 10,000 pesos
Day 31 (month 1) = first monthly payment = 3,083 pesos (after 30 days since reservation date)
For 2nd month until your 60th month you have to pay 3,083 pesos monthly. Now is it possible to pay advance? Of course. Is there any rebate or discount if ever you choose to pay in advance? The short answer is NO. The developer will only give discount if you pay upfront payment within 30 days once you reserve your lot.
How about if I get more than 50 square meter lot area?
Below are sample monthly payment if you plan to choose bigger lot area.
6,333 monthly for 100 sqm lot area
9,588 monthly for 150 sqm lot area
12,833 monthly for 200 sqm lot area
