In this post I’m going to cover development projects in Talamban Cebu City. These projects are either on-going construction or in the preselling stage or in the process of being RFO (ready for occupancy). Alongside this post, I made a video discussing the said projects. There are 4 major subdivision projects there. They are La Cittadella, La Gracietta, Pristina North and Camella Homes Talamban.
First on my list is La Cittadella located in Cadahuan, Talamban Cebu City. Right now, there’s a La Cittadella special designed unit RFO or ready for occupancy unit with the following details:
Lot Area: 140 sq. m.
Floor Area: 146 sq. m.

Before Php 6,212,000.00
Now Php 5,900,000

The other house models of La Cittadella are Amalfi, Genova and Verona. These units however were already sold out though there are cases where there are reopened units.
Next on my list is La Gracietta Townhouses. Only 1 house type of this pocket-sized subdivision, composed of only 19 units, it is just located near Sacred Heart School in Canduman, Mandaue, few minutes going to Gaisano Grand Mall in Talamban and also adjacent to high-end subdivision, Pristina North Residences.
The following are La Gracietta Homes townhouse features:

- 4 toilet and bath

- 2 tiled carport
- porch terrace

Third on my lists is Camella Homes Talamban. There are affordable units in the range of 1.5M -2M and they are the Mariana Model and phase 2 of Lessandra Talamban. This is situated in Camella Miramonte up in the hilly sides of Pit-os, Talamban. If you prefer single-detached American style houses you can opt for Jade Model and Sapphire Model. Price range from 3-5M.
By the way, all these projects are available through bank financing or in-house and in some cases through PAG-IBIG or HDMF financing. Financing scheme involves at least 60% to 80% of the total contract price with short term to long term payment scheme, e.g. 10 years to pay. PAG-IBIG though approved only 70% maximum loanable amount and in some very rare case 80%.
So most of the downpayment scheme are 20% to 30% payable up to 24 months or sometimes up to 36 months with zero percent interest. Specific details of these project can be discussed on a case to case basis upon request.
Fourth in my list saving the best for last, is the high-end subdivision in Bacayan, Talamban, Cebu City- The Pristina North Residences.
Aside from La Gracietta Homes, Pristina North Residences has also an underground electrical, telephone and cabling system and with 32.5-hectares of spaces to live, work, shop, and play, the development is enormous undertaking.
There are 4 entrances of this subdivision. The commercial main entry & secondary entry, subdivision main entry for settlers and homeowners & secondary entrance.
Why Choose Talamban Cebu?
If you choose to live in Cebu, Talamban is good if not beautiful place to live and settle down. There are low-cost housing in Talamban like the Lessandra but that was the price of like more than a year ago where it’s only less than 1M. Now we have in the range of 1M to 1.5M for Lessandra Phase 2. The good thing about Talamban is it’s strategic location. It is near the high-end schools in Mandaue and down south the high-end living lifestyle of Banilad, Cebu City.
Accessibility in these areas are very high and most likely you will not found without any single public transportation in these subdivision, just like in the case of Camella Homes Talamban it is just one ride from Pit-os Talamban Cebu to Ayala Center Cebu.
If condo living is your thing, then La Cittadella Condo Residences is perfect for you but I doubt there’s no units for sale, only for rent units are available.
If you are a middle-income average earner with a monthly average income of 50K and up with a monthly disposable income of 20k -30K, you may opt for single detached models in Riverdale Subdivision Talamban. However, if you are in the above average income earner with a monthly disposable income of 50K and up and have save money to buy a dream home, there are Pristina North Residences, La Gracietta Homes and La Cittadella.
There are other subdivisions in Talamban Cebu but most of them are resell or for sale by owner. There are owners who decided to sell their house for other than obvious reasons: they move out of the country, they need the money for major hospitalization or they no longer need the house and settle for another house elsewhere.
Other Talamban Cebu Subdivisions
Few of these subdivisions, I would like to mention are Maryville Subdivision and Greenwoods Executive Homes and I know there are lots of them in Talamban.
With regards to lot only within Talamban Cebu subdivision, there are many to mention but worth mentioning is the lot for sale in Metropolis Talamban Cebu. Lot areas range from 150 sqm up to almost 1000 sqm.
